A region in rapid growth

The Östergötland region is one of the country’s hottest growth areas. In the cities of Linköping and Norrköping, the population is steadily increasing, and numerous exciting construction projects are in the pipeline. Soon, construction will begin on the Ostlänken high-speed railway, which will transform the inner cities and bring residents even closer to Stockholm.

Transforming city centers

Östergötland is a flourishing region with strong, sustainable growth. In Linköping, Sweden’s fifth-largest municipality, the city’s reputation as a modern tech hub continues to attract people, with plans underway to accommodate 250,000 residents by 2060.

Ambitious plans are now being developed to ensure smart, sustainable urban growth. A top priority is the transformation of the city center, aiming to create a vibrant core that meets the demands of the future.

The new Folkungavallen district will become a natural extension of the city center, with around 600 new homes and a new swimming complex scheduled for completion in 2022.
Linköping is also planning for a denser, more cohesive urban structure. The major development in Djurgården, with the first stages including 2,500 new homes, will play a key role in connecting surrounding districts like Lambohov, Garnisonen, and Vallastaden — turning the entire area into a fully integrated part of the city.

Just like Linköping, Norrköping is experiencing rapid growth. The city aims to increase its population by 35,000 people within the next 15 years, reaching over 175,000 residents by 2035.

Along the Motala River, the Inner Harbour is beginning to take real shape — a new extension of the city center where modern architecture blends with the area’s maritime history. Thousands of new apartments will be built here, alongside green spaces, waterfront promenades, and vibrant public areas.
Just across the river lies the Sylten area, which could become the city’s next major development site. Plans are underway for a new industrial landscape around the old heating plant, where former industrial buildings will be transformed into offices and housing.

A third large-scale project on the horizon is Butängen, the future location of the new central station for the Ostlänken high-speed rail line. The area around the station is proposed to become a new inner-city district featuring a mix of residential buildings, offices, and retail spaces.

One of Sweden’s Best Strategic Locations

Östergötland holds one of the strongest logistical positions in the country. The E4 highway runs directly through the region, there are airports in both Norrköping and Linköping, and Norrköping is home to a rapidly growing full-service port — a key player in vital Baltic Sea trade routes.

High-Speed Rail to Transform the Region

Among all the major projects underway, the Ostlänken high-speed rail line stands out as the most transformative. This major investment, expected to be completed by 2035, will bring the region significantly closer to Stockholm and reshape the urban landscapes of both Linköping and Norrköping. Both cities are preparing to build entirely new station districts designed to meet the needs of future rail travel and urban life.

The region is also home to one of Sweden’s top universities. Linköping University, with over 32,000 students, has campuses in both Linköping and Norrköping, where large adjacent science parks naturally connect the university’s talent with the business community.
